Long driveways and empty back yards

The 2000s subdivisions out here came with a driveway and a lawn. Most of the concrete we pour in Indian Trail is the patio nobody put in.

The subdivision boom left a lot of blank yards

Indian Trail went from a rail crossing to one of the fastest growing towns in North Carolina inside about twenty years, and most of that growth is subdivisions built between 2000 and 2015. Those houses came with a builder driveway, a walk to the front door, and nothing at all out the back.

So a lot of what we do here is first concrete: a patio off the back door, a pad for a hot tub or a shed, a walk from the driveway around to the gate. The house is fine, the yard was never finished.

Builder grade driveways, fifteen years in

The other half is driveways from that same era arriving at the end of their life. A builder driveway is normally poured at the minimum thickness the plan called for, on a base compacted to the standard of a site that had six houses going up at once.

At fifteen or twenty years that shows up as cracking through the panels, a settled apron where the utility trench crossed, and a low corner where a downspout has been washing the base out since the day it was built. Some of those are a repair. Some are a replacement. It depends on whether the base is still there.

Getting a truck onto a subdivision lot

Newer Union County subdivisions have narrow streets, tight cul de sacs, and neighbors who park on the street. A concrete truck is heavy and it is not agile, and the plan for how it reaches the pour is made before the day, not on it.

Where the truck cannot reach, the concrete goes in by buggy or by pump, which costs more and is worth knowing about at the estimate instead of on the morning.

They did a fantastic job to help decide on the right solution for two walkways that are at declines at different heights. They then poured the concrete the way it was specified with the higher strength concrete mix. Grading was done very well on a sloped lot and areas of water were identified for the right runoff to ensure longevity and mitigate any erosion. Price was very competitive over other bids.
